Please note: A two-night minimum is usually in effect, particularly for advance summer bookings, but please inquire anyway!
We are looking forward to welcoming travelers into our guest house again in 2015! If you love to be pampered, please visit us from May 1 – September 15, 2015, stay in our lovely character house and enjoy our delicious continental breakfast buffet which includes freshly baked muffins or scones, home made Hazelnut Cranberry Granola, fresh fruit, free range organic eggs from our daughter’s home on Bowen Island, organic coffee, and more.
If you love to be pampered with cozy, luxurious rooms but don’t necessarily want to indulge in our breakfasts, visit us any time and save money! We understand that many people come to Vancouver to experience our exciting food culture so if you’re excited to go out and sample some of the wonderful restaurants, coffee shops, etc. within easy walking distance on Commercial Drive or the even bigger selection downtown, we can accommodate that! We even offer a $20 per night reduction in rates for the “no frills” option during high season!
Many people have asked us for lower rates during our quieter winter/fall months. To accommodate this, we are further reducing our rates From January 1 – April 30th, 2015, then again September 15 – December 31st, 2015, during which time we will only offer the “no frills” option. However, the savings on accommodation cost will easily pay for breakfast in those wonderful restaurants nearby! See rates and dates below.
High season: May 1 – September 15, 2015.
Low season: January 1 – April 30, 2015 and September 16 – December 31, 2015.
Please note that the no frills option does not include housekeeping except for trash removal and clean towels (but let us know if you need anything and we will do our best to assist). All rooms are furnished with a fridge, coffee maker, tea kettle, tea and coffee, fridges are stocked with free soft drinks and snacks and delicious home made cookies will continue to appear on your bed every day! Of course, guests are welcome to use the lounge and dining room when available (see us). Rates are automatically adjusted to the “accommodation only” rate during low season. If you wish to take advantage of the lower “no frills” rates during the period from May 1 to September 15, 2015, please email us your request and/or simply make a note in the “comments” section of the reservation when you make it on line.
Special Rates for Maiwa Students or Instructors: 10% discount for stays of two nights or more while attending or instructing a Maiwa course, plus further $10 per night discount if single occupancy.

TERMS & CONDITIONS
Above rates are based on double occupancy per room. We welcome children and families, space permitting. Any additional guests four years old and older, in the same room, will be charged $50/person/night. However, due to space limitations in the dining room, we can only accept two persons per room from May 1st to September 15.
Much as we love animals, we must enforce a “no pets” rule.
We are a no smoking facility. Smoking on the premises is permitted only on our veranda or balcony and then only if no one else is using the veranda or balcony.
DEPOSIT & CANCELLATIONS
We require a deposit equal to the applicable room rate for one night (plus applicable taxes) in order to secure your reservation. The deposit will be refunded, less a $50 cancellation fee, subject to notice being provided via e-mail to email@example.com a minimum of fourteen (14) days prior to your scheduled check-in date.
If you have a food allergy, please let us know prior to your arrival and we will do our best to accommodate your requirements. However, we do use nuts and a wide variety of ingredients in our kitchen and cannot guarantee that our food will not have been in contact with them.
Check In/Check Out/Left Luggage
Check in time is between 4 p.m. and 6 p.m. However, we try to be flexible so please contact us if you need to make alternative arrangements. We will do our best to accommodate you. Check out time is 11 a.m. A late check out may be available for an additional fee. If you require early luggage drop off, please let us know when you will be here so we can meet you. We will not accept responsibility for lost, damaged or stolen luggage.
Breakfast is served at 8:30 AM. For early departures, we will be happy to provide you with a continental breakfast to eat in your room or take with you if you booked under Option #1 above.
We usually have available parking on the street in front of our house. Let us know if you have any problems finding parking.

We will not be responsible for any omission, negligence or error due to website maintenance or difficulties. The property is privately owned and management reserves the right to refuse service to anyone and will not be responsible for accidents or injury to guests or for loss of money, jewellery, or any other valuables. The management reserves the right to assign and reassign the guest to such accommodation as the management sees fit. We operate under the Innkeepers Act. Management reserves the right to hold guests liable for undue damage to property. For your safety, please lock all doors, windows and front main entrance when coming and going.
Your privacy is very important to us! All disclosed information including your email address, name, company name, address, phone number or fax number will be used solely for the purposes of contacting you in reply to your requests for information or reservations availability and is not sold, rented or otherwise given to third parties and is divulged only when you request us to make a reservation. Personal information and/or credit card information is used solely for processing your payment.
